Definitely. In my opinion it will allow Woodville as a suburb to progress, and we will also have new playing surface and facilities, at a cost of roughly $2 million.Aldo Serena wrote:You are for the redevelopment?

We have been kept in the loop about the land swap and one of the conditions is a new sporting ground with new facilities, so I don;t see the council/developers backtracking away from it.Aldo Serena wrote:Fair enough - as long as you are guaranteed new playing fields and facilities.

We'll see if it goes ahead...People power and votes in the labor heartland may determine this outcome.
There are alot of constituents that would rather the satus quo from what I hear.
I can't agree that units and town houses will be a better look for Woodville rd compared to parklands, see what happen I suppose..

Just remember Cruey there is an election next year...
Never underestimate the power of the vote when it comes to these jelly backed polutitions.
I hope it goes ahead for the clubs sake but there are alot of people in the area that have used the equity in their homes
to borrow to renovate.....They can't afford to have their properties devalued.

Franco, speaking with one of the ministers he is quite aware that there is an election, and will soon be releasing the main reasons for the land swap, as was also quoted in the Sunday mail.Franco UnAmerican wrote:Just remember Cruey there is an election next year...

Anyway, it's a valid argument and there are those for and against it, but the council have made their decision, even though it is up for consultation again, and the TOD (Transport Orientated Development) has a big impact on the tramline, so, unfortunately for some, I can't see the decision being overturned.
But, if history has taught us anything, I could very well be wrong.

All I know is Honest Jay will be very nervous up until election time.

The land swap is to create a transport corridor and allow the development of a T.O.D (Transport Oriented Development). Higher density living along a transport corridor creating plazas, coffee shops etc similar to what has happened in Subiaco in WA.
Similar things will be occurring across the state, Brompton, Marion, Noarlunga, Elizabeth etc.

Speaking with Jay Weatherill MP - it's all part of a long term plan, and I'd be surprised if it was all quashed.
Must say though, for all the complaints about people not being informed etc. we have been kept in the loop at every stage by the Council, and now also through Jay.
And Franco, I was reading in the Messenger that the new development would send the prices of property in the surrounding areas on the way up, the cause of the debate, from what I can see, is that the community will lose open land. From what Council has presented me, the land amount will stay the same.

I think you will find property prices have shot up dramatically in areas adjacent to new estates!

LOCAL Government Minister Gail Gago has given Charles Sturt Council the all-clear to proceed with the St Clair Reserve land swap if it chooses.
Ms Gago told Parliament this afternoon that the council had satisfied the requirements of the Local Government Act in relation to the revocation of land.
It is now up to the council to decide if it will go through with the plan to turn St Clair Reserve, Woodville, into a housing development and create a new park on a nearby former factory site.

Let's face it, the area at the moment west of Woodville road is considered to be a shit hole .
Bring in new estates, more population, potentially more $$ to the local council, therefore more $$ back into the community on improved infrastructure, schools, sporting clubs

Arndale shopping centre may even fork out for a major face lift. There is heaps of room around Arndale. With this land swap, we may be able to push all the ferals over the other side of grand junction road!
Has anyone seen the land releases and prices? I am tipping the house values in the area is going to shoot up by at least 30% because of it!

If you get rid of the un desireables I am sure Woodville North, Gardens, Ferrydan Park Etc would go up no doubt.
Even so the community will still largely contain Vietnamese and Sudanese people, which it should in my opinion as this is where they have built their comunities.
I some how can't see the neighborhoods South of Torrens Rd being equal or on par with the North.

I do sympathise with the few, that this will have a negative affect on (those across the road from the park) as they will have to walk a little further to the park. But give me TOD and development over, wasted Cheltenham park and factories. I think that the positives will out weigh the negatives, and the greater community will benefit. Aren't you looking for a place Franco? Might want to consider a place across the road from the new park

I couldn't agree more.Labor MPs jeered Mr Winderlich during his speech and accused him of being a "coward" for making the allegations under privilege. Labor members accused those supporting the motion of grandstanding on the basis that the Ombudsman was capable of initiating an inquiry in his own right following a complaint from the public.
Winderlich used the privelidge because he knew he could not back up these claims - some of them which are farcical.
